This project started out as a detached garage adjoining the main building via a
corrugated P.V.C lean-to roof, the main building also had an outside wc which
was obviously not being used any more, this would eventually become storage
space in the new dinning area.

The specification was to demolish the lean-to P.V.C roof and remove the
existing garage roof, then join the reaming garage to the main building via a new
wall to the front creating a new utility area, create a new dining area to the rear
of the garage adjoining the existing kitchen.

We constructed all the main walls of the project, laid the new drainage as necessary, pitched and felted the roof, extended the rear garden wall and sand stone paving to match the existing, before fitting all the doors and windows then breaking into the main building minimizing the disturbance to our clients, the
kitchen which also was going to be completely remodeled, re-plastered and
refitted could now be carried out.

We hacked off all the original textured plaster to the existing kitchen and re-skimmed, we also re-plaster-boarded and skimmed the ceiling, on inspection
of the original kitchen floor prior to laying the new ceramic floor tiles it became apparent the the original timber flooring was in a very pore condition and it was decided with our client to completely relay the timber floor prior to laying the floor tiles.

All necessary plumbing and electrical works was carried out including fitting a
new condensing boiler and programer, we also fitted a new electrical consumer
unit.

With the new floor laid and stud walls in-place the plastering was completed,
we could now lay the ceramic floor tiles, carry out the second fix, fit out the new
kitchen and utility room, then we decorated throughout.

The pointing to the original garage wall was in very poor condition so we
insulated where necessary then rendered using waterproofing additive in the
mix and plastered throughout, fitted the new electrically operated garage door
and also fitted a new door to the existing garage to match.
